Fife Homeowners Taking a 10.3% Hit on Asking Price?

If you are a Fife homeowner thinking about moving home, there appears to be some new information between what Fife home sellers want and what buyers are actually willing to pay.

In 2026 so far, the average asking price of the homes coming onto the market in Fife has been £234,900, yet the average price of a Fife home that sold and completed has been £213,000. That’s a 10.3% difference.

So is this a glitch in the 2026 Fife property market?

Scottish Housing Market Outperforms UK as Buyer Demand Begins to Recover

The UK housing market is beginning to show signs of renewed activity following a quieter summer, according to the latest Zoopla House Price Index for August 2026.

Buyer demand is starting to recover, with searches for homes now 7% higher than a year ago and increasing across every part of Great Britain. However, sales agreed remain 6% below last year’s levels, suggesting buyers are returning but remain selective about what they buy and how much they’re prepared to pay.

UK House Price Index (Scotland): June 2026

Economic Statement

Total transaction volumes and new build volumes available to calculate UK HPI estimates have increased recently. HM Land Registry has processed over 40% of HM Revenue & Customs’ provisional sales estimate for UK HPI’s first estimate in recent months, though transaction volumes for older periods and new build volumes remain lower than historical averages. Users should be aware that revisions may be larger than historically and should note the greater uncertainty around new build prices.
