We often hear people say, “Property is an asset.”

But simply owning something doesn’t automatically make it a good asset.

An asset should have the ability to create value, produce income, grow in value, or provide financial leverage. A liability consumes money or creates an ongoing financial obligation.

And sometimes the same property can be both.

A rental property may have significant market value, but it also comes with debt, maintenance, tax, insurance, management and compliance costs.
