FPTV (EP 288) 2026 RENTAL REFORMS: How do England and Scotland Compare?
With the Renters’ Rights Act in England and the Housing (Scotland) Act 2025 both gaining Royal Assent, landlords face a series of 2026 rental reforms.
In fact, the scene is set for something of a ‘Great Convergence’ between English and Scottish law as the new rules come into force.
Whether you own a single rental home in or a large portfolio over a wider area, the message is clear: property management is about to get more hands-on than ever.
With that in mind, we’ve created this guide to how England and Scotland compare, Jim Parker is on hand to discuss a closer look at the most notable factors.

Fife Homeowners,Avoid the Overpricing Trap
The property market is frequently misunderstood, especially amid dramatic news stories. Here’s what Fife homeowners need to know to avoid costly traps.
To understand the property market, it is important to consider the broader context.
Estate agents Sophie Gibbens and Perrie McIntosh are on hand to discuss how nationally, house price growth is treading water at 2.5% a year, and there were 663k UK homes available for sale in the month of January, compared to the three-year pre-COVID average level of 559k. That said, homes are still selling. In fact, 10.0% more Scottish properties were sold in January 2026 compared to January 2024.
Looking at Fife, 407 homes sold stm in January 2024, whilst in January 2026 that had risen to 443, an 8.8% increase.
In January 2024, Fife had 1,616 homes for sale: in January 2026, 1,542.
And that is precisely why pricing strategy matters now more than ever if you want to sell.
